Applying & Qualifying
How do I apply for a rental?
All applications are submitted online through our Buildium portal. Each adult (18+) who will live in the home applies separately. Once we have complete applications from everyone, we move quickly. Browse available rentals →
What are your qualification requirements?
We look for:
  • A minimum credit score of 580 — we consider the whole picture, not just the number
  • Verifiable income of at least 3× the monthly rent
  • Positive rental history and references
  • Valid government-issued ID for all adult applicants

How much is the application fee?
The application fee is $50 per adult applicant, which covers a soft credit pull, background check, and eviction history check.
What's the administrative fee?
There's a one-time, non-refundable administrative fee that starts at $99 and varies by home (typically ranging up to several hundred dollars depending on the property). It covers lease processing, home preparation, maintenance setup, and move-in support. The exact amount is noted on each listing.
Do you accept Section 8 or HUD vouchers?
At this time, we're unable to accept Housing Choice Vouchers (Section 8) or HUD-based assistance on our properties. If you need housing assistance, our resources page lists organizations across WV, VA, and TN that may be able to help.
What do I need to reserve a unit?
To reserve a home, you'll pay the administrative fee, security deposit, pet fees (if applicable), and any required waivers. The lease is signed the same day as the reservation, and your first month's rent is due on or before move-in.
Rent & Payments
When is rent due?
Rent is due on the 1st of every month. It's considered late on the 2nd, but there's a grace period until 5:00 PM on the 10th. After that, a late fee applies.
How much is the late fee?
The residential late fee is $75, applied after 5:00 PM on the 10th of the month. To be direct with you: late fees are enforced and not waived, so we always recommend paying on time or reaching out early if something's wrong.
How do I pay rent?
The easiest way is Electronic Funds Transfer through your Resident Center portal (our preferred method). You can also mail or drop off checks and money orders to our office at 1703 Jefferson St, Bluefield, WV 24701. Open your portal →
What if my lease goes month-to-month?
If your lease converts to month-to-month or is a short-term lease (under 9 months), a $100 short-term premium is added to the rental rate.
Pets
Are you pet-friendly?
Yes — we're proudly pet-friendly! We allow up to 2 pets per home, with a combined weight under 40 lbs at standard rates (oversized pets considered case-by-case with doubled fees). Some breed restrictions apply for safety.
What are the pet fees?
There's a $299 non-refundable pet fee per pet and $35/month pet rent per pet (both doubled for pets over 40 lbs). Renters insurance is required to have a pet, and all pets must be approved before move-in.
What about service animals and ESAs?
Service animals are always welcome and are never subject to pet fees or restrictions. Emotional Support Animals are considered as a reasonable accommodation with proper documentation from a licensed provider who's actually treating you. See the full details on our pet policy page.

Maintenance & Repairs
How do I submit a maintenance request?
All work orders go through your Buildium Resident Center portal — this creates a ticket so nothing falls through the cracks. Work won't be completed without a work order ticket, so please always submit one rather than calling it in. Submit a work order →
Will I be charged for maintenance?
In most cases, no. We don't charge for normal maintenance — routine wear and tear, equipment failures not caused by misuse, and legitimate concerns reported in good faith are all on us. You may be charged only when there's clear evidence of negligence, misuse, or damage (like flushing prohibited items, overloading circuits, or pet damage), or for unnecessary emergency calls. Our goal is fairness, not nickel-and-diming.
What do I do in a maintenance emergency?
For emergencies, call us 24/7 at 1-833-325-2533, ext. 1, and also submit a work order through your portal. For common issues like a power outage, try our troubleshooting guides first — many problems are fixable in a couple of minutes.
Can I make repairs or alterations myself?
Small things like light bulbs, smoke detector batteries, air filters, and toilet flappers/handles are normal tenant responsibilities. But you may not make alterations or improvements without written permission. Plumbing, electrical, HVAC, and other mechanical work must be done by licensed professionals.

What's the guest policy?
Guests and non-leaseholders are welcome for a maximum of 48 hours, and must be registered with us within 24 hours of arrival. Anyone staying longer needs to go through our qualification process — this protects you and keeps everyone on the lease properly accounted for.
Which utilities am I responsible for?
Residents are responsible for all utilities for the full lease term: electricity, water, sewer, gas, trash, cable, and internet. You'll set these up in your name. One note: satellite dishes are not permitted on any RFPC property.
Is renters insurance required?
Yes — renters insurance is required to lease with us. You can purchase it through the resident portal marketplace for instant verification, or bring your own policy and provide proof of coverage.
Can I sublet my unit?
No — subletting or assigning your lease without our written consent isn't permitted, and unauthorized subletting is a material breach of the lease.
Moving Out
How much notice do I need to give before moving out?
You must give at least 30 days' advance written notice before moving out. Notice must be in writing — by email (from the address on file) or delivered in person. Oral and text-message notices are not accepted.
How do I get my security deposit back?
Deposits are returned within 60 days of move-out, after any damages are deducted. You must provide a forwarding address to process the refund. Be sure to return all keys and thoroughly clean the home before vacating.
What happens if I break my lease early?
Early termination for any reason carries a $2,500 lease buyout fee, which must be paid within your 30-day notice period. This is in lieu of paying out the entire remaining lease. Moving out without proper notice (a "skip") adds a $1,000 skip fee on top, plus collection costs.
Can I stay a few extra days after my notice?
Sometimes — you may request a short-term per-diem (daily) stay, but you must notify us at least 48 hours in advance, and the per-diem rate is paid in advance. This isn't a retraction of your notice; it just gives you a little flexibility on timing.

Do you sell homes as well as rent them?

I'm an agent with a buyer — do you work with realtors?
On select properties, yes. For example, our featured home at 476 Brandon Drive offers a 1.5% commission on one-time showings for cooperating agents. Reach out and we'll coordinate.
