💰 Pet fees
Oversized pets (40+ lbs): all fees are doubled — $598 pet fee and $70/month pet rent per pet.
⚠️ Unauthorized pets
Bringing in a pet without approval results in a $299 illegal pet fee, plus pet rent back-charged from the start of your lease ($35/month, or $70/month if oversized). The pet must be removed or properly registered. Please just talk to us first — it's always easier.

♿️ Service animals & ESAs
Service animals are always welcome and are not subject to pet fees, deposits, or breed/weight restrictions. Service animals are not pets under the law, and we honor that fully.
Emotional Support Animals (ESAs)
ESAs are considered as a reasonable accommodation. To request one, you'll provide documentation from a licensed physician or mental health provider who is currently treating you or has a history of treating you for the relevant condition.
- Documentation must confirm the ESA is necessary for your well-being.
- The provider must have a genuine therapeutic relationship with you — online-only or one-time evaluations are not sufficient.
- Each request is reviewed individually in accordance with applicable law.
Renters insurance is required for tenants with ESAs, and up-to-date vaccination records may be requested.
