What we look for
We keep it straightforward and fair. Here are the baseline requirements to rent with RFPC:
The essentials
- A minimum credit score of 580. We look at the whole picture, not just the number.
- Verifiable income of at least three times the monthly rent.
- Positive rental history and references.
- Valid government-issued ID for all applicants 18 and older.
- Application fee, plus an administrative fee starting at $99 (the exact amount varies by home and is noted on each listing).
- Background and criminal history are reviewed as part of our standard screening criteria.
A few things we want to be upfront about
At this time, RFPC is unable to accept Housing Choice Vouchers (Section 8) or HUD-based assistance on our properties.
Our screening criteria also include a review of criminal background, and some histories may not meet our current rental criteria.

How to apply
Applications are submitted online through our Buildium portal. Each adult who will live in the home applies separately. Once we have complete applications, we move quickly.

We're pet-friendly — here's how it works
We love that your pets are family. To keep every home and community comfortable, here are our guidelines:
The basics
- Maximum of 2 pets per home.
- Each pet must be under 20 lbs.
- No aggressive breeds. For everyone's safety, certain breeds are restricted.
- All pets must be disclosed on your application and approved before move-in.
- Pet fees and monthly pet rent apply — amounts are noted per home.
A note on assistance animals
Verified service animals and approved assistance animals are not pets under Fair Housing law and are handled separately from this pet policy. Reach out and we'll walk you through the documentation.
