How to Qualify

The essentials

A minimum credit score of 580. We look at the whole picture, not just the number.
Verifiable income of at least three times the monthly rent.
Positive rental history and references.
Valid government-issued ID for every applicant 18 and older.
A $50 application fee per adult, plus an administrative fee starting at $99 (the exact amount is noted on each listing).
Background and criminal history are reviewed as part of our standard screening criteria.
Renters insurance before move-in — buy it in the portal or bring your own policy.

How to apply

Applications are submitted online through our Buildium portal. Each adult who will live in the home applies separately. Once we have complete applications from everyone, we move quickly — often the same day.

To reserve a home you'll pay the administrative fee, security deposit, pet fees if applicable, and any required waivers. The lease is signed the same day as the reservation, and the first month's rent is due on or before move-in.

Pets

We're pet-friendly: up to two pets per home, with fees and breed guidelines laid out on the pet policy page. Disclose every pet on your application so approval doesn't hold up your move-in.

A few things we want to be upfront about

At this time, RFPC is unable to accept Housing Choice Vouchers (Section 8) or HUD-based assistance on our properties.

Our screening criteria include a review of criminal background, and some histories may not meet our current rental criteria.
